Our refinishers sand off the floor’s worn top layer in stages, typically starting with a coarse 30–40 grit, moving to a 50–60 grit to even the surface, and finishing with a fine 80–100 grit to soften it. The floor is then carefully vacuumed and a fresh coat of stain or sealant is applied — leaving a smooth, protected, beautifully renewed surface.

Floor Refinishing FAQs
How do I know if my floor can be refinished?
It comes down to how much wood sits above the tongue. A solid floor usually has plenty; an engineered floor depends on its wear layer. We measure it, check for cupping, water staining and loose boards, and tell you honestly if sanding would go through. Where a floor cannot take another sanding, we say so rather than take the job.
How much dust does sanding create?
Far less than people expect. We sand with dust-containment equipment connected to the machines and seal off the working area, so the dust stays where the work is. Some fine dust always escapes, so we recommend covering open shelving and removing soft furnishings from adjacent rooms.
How long before I can walk on the floor again?
With water-based finishes you can usually walk on socks within a day and return furniture after two to three days. Oil-based finishes look warmer but cure more slowly, so allow several days before furniture and about two weeks before rugs go back down. We give you exact timings for the product used on your floor.
Can you change the colour of my floor?
Yes. Sanding takes the floor back to bare wood, so you can go lighter, darker, or to a different tone entirely. We apply sample stains on your own boards first, because the same stain reads very differently on oak, maple and older heart pine.
